Kolkata to get a taste of luxury next year with 4 big realty launches

While Forum Group's Atmosphere will offer a four level club deck about 100 metres above the ground, Ideal Group’s Unique Centre will have a 25 metres tall crown adorning the top of the office building. ‘The 42’ is eastern India's tallest residential tower. Siddha Galaxia will have the longest skywalk integrated in its housing project.
Industry experts claim the meaning of luxury has over the years evolved from a price tag to entailing elements that are extension of a personality primarily because today's luxury buyer is well-travelled and exposed to the global art scene. Customers are seeking a lifestyle rather than a branded office or a home, they added.

Unique designs, concepts and bold executions under the supervision of some of the best architectures of the world like Hafeez Contractor, the architect couple Peng Beng and Belinda of Arc Studio are coming up to change the landscape of eastern India’s realty sector.
Atmosphere, the super-luxury residential development by Rahul Saraf-led Forum Projects adjoining Science City off EM Bypass has got featured in National Geographic series Superstructures for the 100-metre wide, four-level club deck that straddles them at a height of 100 metres above the ground. The massive 2,350-tonne cloud-shaped steel structure is inspired from the famous Bean installation in Chicago and Singapore’s Marina Bay Sands.
When completed, the deck is expected to weigh 7,500 tonne. Designed by architect couple Peng Beng and Belinda Huang of Arc Studio, Singapore, the structural design is done by Hossein Rezai Jorabi of Web Structures, Singapore. The Rs 200 crore club deck is 30% of the construction cost and 20% of the project cost, said Forum Projects deputy managing director Vidyut Saraf.
Designed by Hafeez Contractor and Sanon Sen & Associates, Ideal Unique Centre will charm city with 54 feet high entrance lobby spread over 14,000 square feet (sq.ft.), 16 elevators and a 25 metres crown (roughly translating into eight floors) on top of the G+31 floor building. “The crown is just an architectural feature to glorify the elevation. The value additions will cost us roughly Rs 50 crore,” said the spokesperson of Ideal Group.
Spread over 3.55 acres, The 42 comprises of an ultra-luxury single residential tower and a separate multilevel car park block. Each apartment will have its private lift foyer and will offer the options of 4, 5 or 6 bedrooms. Developed by Kolkata-based Mani Group, Diamond Group and Alcove Realty along with Bangalore-based Sattva Group, the characteristic feature of the building on Chowringhee in Kolkata is its panoramic unobstructed view of the Victoria Memorial, the Maidan in its green splendour or the distant Howrah Bridge standing tall over the glistening Hooghly River.
Kolkata real estate player Siddha Group has launched ‘rooftop skywalk’ in most of their housing projects - Siddha Galaxia, Siddha Sky, Siddha Suburbia and Siddha Eden Lakeville.
The skywalks, a deluxe addition to residential projects, are elevated rooftop gardens between two buildings or more and boasts of green landscaped sitting areas, water bodies with fountain, sports arena, yoga, meditation & fitness zones, amphitheater, children’s play area and more.
Siddha Group managing director Sanjay Jain, renowned architect JP Agrawal, principal landscape architect Madhup Mazumder and principal structural consultant Achyut Watve are working collectively to launch the longest rooftop skywalk at Siddha Galaxia, Rajarhat in Kolkata. Incidentally, the group is investing an additional sum of Rs 50 crore to build this skywalk.
It’s worth noting, however, maintaining these luxury value-additions is no cakewalk. Cleaning a single dome can take more than a day, said Forum Group insiders.
